With a real estate market as competitive as it currently is, we’re seeing more and more people waiving the pre-purchase inspection in order to make their offer more attractive to the homeowner. Learn why this is a bad decision that can have unintended consequences.
One of my current clients was asking if should he should have a building inspection or not.
The answer is always yes
And my answer to this question is always yes, have a building inspection. It’s the best $500 to $700 you’ll ever spend. A building inspector can find things that you just wouldn’t see on your own.
And it’s such an important step because you really need to protect yourself. Let’s say for example, you find a hidden defect, like you take down a wall and it’s full of mold. If you hadn’t had an inspection, then it’s much harder for you to prove that the mold was there when you purchased the home.
There is just one exception
The only time you ever should consider waiving a building inspection is if you yourself are a contractor, or have experienced renovating homes and you’re comfortable finding any major issues, potential major issues.
In all other cases, it’s better to do your building inspection. It’s a critical step in the buying process. If you need a building inspector, I know many great ones and can make a recommendation.
